Why Both Buyers and Sellers Shouldn’t Wait

Recent changes in the market have affected both buyers and sellers. 

Have you wondered if now is a good time to buy or sell here in Central Pennsylvania? If so, you are not alone; we get asked this question all the time. That is why today we are breaking down what this shifting market means for buyers and sellers.

Let’s start with changes that will impact current or prospective buyers. First, homes are receiving fewer offers. At the height of the market last year, the average home received 10 or 20 offers. Now, the average is closer to five. That’s still a lot, but now buyers have more opportunities.

Also, some offers are being accepted with home inspections and different financing options. We aren’t seeing as much crazy competition where people have to be aggressive to get their offers accepted. You will feel more at ease with your offer. It’s safer, and you can know the home is in good condition.

Buyers now have more opportunities.

So, if you’re a buyer, now is a great time to enter the market. You might be worried about interest rates, but they are still below the 40-year average. If interest rates go down, you can refinance, but if they go up, you won’t be upset with where they are now.

What about sellers? Current and soon-to-be sellers are impacted by our market shift as well. Prices have started to level out, so you don’t want to wait too much longer. Plus, homes may stay on the market a little longer than before, but they’ll still sell within five days on average.

If you put your house on the market now, you may receive as many showings as you would have before. However, stay patient; the right buyer is still out there.
