Are you thinking about buying a home in 2022? If so, today we’ll discuss three mistakes buyers commonly make that you need to avoid:

One key mistake is not making sure that the house matches the financing type. Certain financing types in today’s market may exclude you from competitive offer situations. We want to make sure that you’re putting your best foot forward, so we’ll research all your financing options to make sure that you and the seller get the best terms, which in turn will make it more likely for them to accept your offer.

Don’t disregard a home’s market value just in order to buy it.

Another big mistake that we see among today’s buyers is that some are waiving too many inspections and contingencies. We understand that many buyers have to go through an emotional ordeal to secure properties, but our job is to keep you protected throughout the transaction. If you do plan to waive your inspections, we suggest that you bring a contractor or handyman along with you for a second showing so that you know what you’ll be getting when you buy the home.

That leads to the third buyer mistake: buying a property with emotion rather than financial logic. Some people can do some pretty aggressive—and frankly, scary—things to land a property. However, don’t disregard a home’s market value just in order to buy it. There are many pros and cons to offering above asking price. When we meet with our buyers for a consultation, we have a discussion about taking emotion out of the transaction. Think about what might happen if you tried to sell the home over the next year or two. Will the big check you write now still be worth it then?
