It’s fall y’all. Today we wanted to talk about a few things you should consider if you’re selling your home in the fall or winter.

You need to think about the basic rules of supply and demand. How many buyers will be in the market, and how many homes will be listed? This is going to create your value in the market.

We’re in a little bit of a transition from all the crazy activity in the summer to the slower fall and winter months. It can still affect you because today’s sold properties are tomorrow’s comps.

In central Pennsylvania, we’re seeing homes in different price ranges sell differently. Homes in the $200,000 to $400,000 price range are still getting 10 to 12 offers, but homes outside of that aren’t getting as many offers and aren’t selling as quickly.

If you’re thinking about selling your home in the winter, you might want to get the pictures taken now.

We expect that trend to continue this fall and winter. We know there are a lot of buyers from the summer that haven’t gotten a home. They have more of a shot at winning a home now, so they will still be active in our market. They’ll also be more serious about getting a home, but there will definitely be scheduling issues with all of the holidays.

Photographs are really important for marketing a home, and we might not be able to capture the landscaping around your house if it’s all covered in snow. Even if you’re just thinking about selling your home in the winter, it might be a good idea to reach out and get those photos taken now while your home is still beautiful.

With today’s technology, people decide on homes based on photos and 3D tours. The people who decide to come through your home are checking that everything feels right, smells right, and looks right, so we have to make sure it is all perfect at that step.
