To inspect or not to inspect? That is the question. We get asked whether a home should be inspected quite often. The answer is yes and no. 

As a buyer, it’s in your best interest to get a home inspection. However, in today’s market, it’s frowned upon to make an offer with a home inspection, and it will likely make your offer rank lower in a multiple-offer situation. We’re not comfortable with that, and we want to make sure that our buyer clients are protected. We want to make sure that at the end of the day, you know the quality of the home you’re buying.

We’re starting to see a rising number of claimed mitigation files where buyers feel as though they couldn’t get a home inspection, and then once they move into the home, they find that something’s wrong. Whether it’s something that wasn’t disclosed or not inspected, it’s now open to litigation. This is why you should get a pre-list home inspection. You want to be able to tell your potential buyer what’s going on with your house. $300 to $400 upfront can save you thousands down the road.
