A lot of homes these days are selling for up to 20% above their asking price. While we’re always happy for our clients when their offers are accepted, some things need to be pondered beforehand. For example, what happens if you need to sell your home a short time afterward? If you don’t plan on staying in the home for a decade or more, you may not be able to get that value back when you sell. It’s important to be cautious when you're paying over a home’s appraised value.

This is why we make sure we have open conversations with our clients to find out what’s important to them. Oftentimes it’s the safety and financial well-being of their family. In a situation like this, waiving a home inspection may not be the right move. If you do so, you accept the home as is, which could put you in a bad financial position or set you up for buyer’s remorse if there is an issue that’s uncovered after the fact.
Before you consider waiving a home inspection, make sure you know the big-ticket items are working properly (roof, water heater, A/C, etc). Sometimes, you need to decide that right now is not the right time. There are a ton of different avenues to get into a home aside from emptying your savings to buy. We know what other buyers are doing to win without having to waive the inspection or pay that extra price.
